Challenged by an eccentric owner to create something exciting and different from the typical office building, this 4,600 sf project does just that. Small but powerful, this building maximizes its small site while making a big contemporary statement as desired by the owner. Strong, clean lines, contemporary materials and colors truly make this project one of the gems at Hills Center North in Summerlin. Prior to being built, the project took an interesting twist; the original owner backed out of the deal and sold the site and design rights to another developer who appreciated the contemporary design but lacked the necessary to build the project as designed. During this time, we worked very closely with the new developer and his general contractor to value engineer the project while ensuring the integrity of the design was not lost. Stucco replaced the original metal panels and a more standard aluminum storefront system replaced the high end curtainwall glazing system originally designed at the building entrance. Fortunately, we were able to keep Jerusalem stone on the entry element. This is a great example of a dynamic design built within very tight budget parameters. The out-of-the box design pushed Summerlin’s design standards and the Architectural Review Committee but was ultimately approved. The project received recognition within our industry and was the recipient of an Honor Award at the 2010 NAIOP Spotlight Awards Gala in the Small Office Building category.
